Used to cover larger openings and reinforce cedar skirting sections that have deteriorated beyond simple repair.

Crawlspace exclusion is priced based on the linear footage of foundation perimeter and the number of identified entry points. Most Seattle single-family homes run $500 to $900 for exclusion combined with initial trapping. Larger properties, homes with complex foundation geometry, or situations requiring cedar skirting replacement are quoted at the higher end.

What does crawlspace exclusion involve?
We inspect the full foundation perimeter for gaps, cracks, openings around pipes, and failed vent screens. We seal every identified entry point using hardware cloth, galvanized steel mesh, closed-cell foam, and appropriate caulk. In older Seattle homes with cedar skirting, we often need to reinforce entire sections of the foundation perimeter.
How do I know if rodents are in my crawlspace?
The clearest sign is ammonia odor through floor vents. You may also hear movement beneath the floor at night, or find droppings near the access panel. If you have seen rodents inside and cannot identify the entry point, the crawlspace is always the first place to check.
Do I need exclusion if I've only seen mice inside?
Yes. If mice are inside, they entered through a gap somewhere. Trapping without exclusion only removes the current generation. New mice find the same gaps within days. The crawlspace is where most entry points are found in Seattle pier-and-beam homes.
How long does exclusion work last?
Done properly with galvanized steel mesh and exterior-grade sealants rated for Seattle's wet climate, exclusion lasts many years. New gaps can open due to foundation settling or utility work. We include a follow-up inspection to confirm everything is holding.
Will exclusion damage my vapor barrier or insulation?
